About Broadway Green Residences
Broadway Green Residences is a recently renovated, mixed-use building in the Edgewater neighborhood of Chicago that combines contemporary and vintage design elements. In 2013, approval was granted for Owner/Developer Bill Gold to renovate the property that once included the Pepitone’s restaurant, which closed after a fire in 2008.
Since gaining board approval, Gold and his team have made a substantial investment in renovating the building’s interior space in order to attract the tenants needed to fill the building.
The 42 rental loft units have a versatile floor plan and condominium-quality finishes. The two and three bedroom units include two bathrooms per unit as well as a balcony and/or decks in each unit. A five-story elevator provides direct access to the large common roof deck with great views, an exercise room with high quality equipment, bathroom and large windows that look out onto the landscaped rear yard.
Additional amenities include 19 indoor heated parking spaces, 23 gated exterior parking spaces, keyless entry system for all common area doors, a state-of-the-art surveillance and intercom system with phone and computer monitoring, sprinkler system throughout, a gated and fenced dog run, bike storage in the garage as well as storage lockers for all tenants.
The building also includes three commercial spaces on the ground floor. The property has 3,400 square feet of ground floor restaurant space and two more retail storefronts. There is also a 1,000 square feet of outdoor space.
The elements of granite, quartz, bamboo flooring, and porcelain in the rental units, main area and corridors paint an attractive picture of the new neighborhood development. The Broadway Green Residencies continue the recent dynamic changes happening in Edgewater along the Broadway corridor.
Solar Control Challenge
By design, units in the Broadway Green Residencies include heavy eastern and western exposures providing tenants with excellent views of the neighborhood but also allowing unacceptable levels of heat, UV and glare transmission throughout the daylight hours. Property owners needed a solar control solution that would provide the following:

- Provide a comfortable and energy efficient environment for tenants
- Utilize an aesthetically-pleasing, easy-to-use, durable product that attracted new tenants

In order to solve the challenges facing Broadway Green Residencies, Illinois Window Shade Company provided 223 custom solar roller shades fitted with fabric that sufficiently filters solar energy (e.g. UV, heat, glare) and matches the unit decor. The shade systems are driven by a manual control mechanism that is simple and provides a smooth lift for tenants.
The Illinois Window Shade Company Clutch Operated Shade Systems in the unit bedrooms are fitted with Mermet E Screen White/Pearl with 1% openness. This fabric is extremely durable, excellent for reflecting heat and allowing a high amount of natural light into the space. The 1% openness provides higher levels of privacy while still maintaining sufficient view through.
The Illinois Window Shade Company Clutch Operated Shade Systems in the unit living rooms are fitted with Mermet E Screen White/Pearl with 3% openness. This fabric is extremely durable, excellent for reflecting heat and allowing a high amount of natural light into the space. The 3% openness provides higher levels of view through than the fabric used in the bedroom preserving excellent views of the surrounding neighborhood.
The manual clutch operation is driven by a stainless steel beaded chain loop. Clutch operated shades are budget-friendly for the building owner and provide a smooth, simple means to lift and lower the shade.
